Why basements go wrong, and how ours don't

Basement projects fail three ways: water that was never addressed, allowance-based bids that balloon once walls are open, and finish quality that announces "this used to be a basement." Our counters are structural: a moisture evaluation before design, fixed-scope proposals priced from a drawing you approved, and the same trim, doors, lighting and paint standard as the main floor. Bedrock, then build — it's the name for a reason.

Basements, answered

What does finishing a basement cost in Fishers?
Most full finishes land between $45 and $75 per square foot — roughly $55,000–$95,000 for a typical 1,200 sq ft Fishers basement, depending on bathroom count, ceiling treatment and finish level. Our proposals are fixed-scope: the number covers the drawing you approved, not an allowance that inflates later.
How long does a basement finish take?
Design and permits run 3–5 weeks; construction on a standard finish runs 8–12 weeks. Bathrooms, theaters and custom millwork add time. You get a schedule with the proposal and a weekly progress note during the build.
Do I need a permit to finish my basement?
Yes — and you want one. Permitted work is inspected work (framing, electrical, plumbing, insulation), it keeps your homeowner's insurance clean, and unpermitted finishes surface badly at resale. We pull and manage all permits.
Will a finished basement actually add value?
In this market, strongly. Finished lower levels return a meaningful share of cost at resale, and appraisers count conforming basement bedrooms (with proper egress) and bathrooms. More practically: it's the cheapest square footage you'll ever add, because the foundation, roof and shell already exist.
What about moisture — should I worry?
Respect it, don't fear it. Every basement we finish gets a moisture evaluation first, and anything that needs correcting (grading, gutters, sealing, sump work) is fixed before a stud goes up. Finishing over an unresolved water issue is how you buy the job twice; we don't do it.
